What I think, and why.

Plain-spoken analysis of Bengaluru and global property. The opinions are mine; the numbers are sourced.

Bengaluru vs the World, Q3 2026

Three numbers tell this quarter's story. Bengaluru's prime homes rose 4.5% in the year to June (Knight Frank). New homes across the city rose 26% to an average of ₹9,931 per sq ft (PropTiger, Apr–Jun). And India's house prices overall rose just +1.1% after inflation (BIS).

That gap matters. It says Bengaluru is pulling away from the national market, and that the mid-segment, where most new launches sit, is moving faster than the luxury end. Rising launches alongside falling sales volumes is a signal to be selective, not to chase.

Globally, Bengaluru ranks 12th of 46 prime cities. It is ahead of London (−3.6%), New York (−0.4%) and Toronto (−7.3%), and behind Dubai (+10.9%) and Singapore (+9.5%). For an NRI comparing a flat in Dubai with one in Whitefield, that is a more even contest than it looks once rental yields, currency and exit costs are counted.

Indians are buying abroad. Should you?

Indian buyers bought US$3.7 billion of US homes in the year to March 2026, fourth among foreign buyers (National Association of Realtors). In Dubai, brokers estimate Indians are the single largest group of foreign buyers. Under RBI's remittance scheme, Indians sent roughly US$529 million abroad specifically to buy property in FY 2025–26.

The reasons are understandable: a residence option, a dollar or dirham asset, a home for children studying abroad. But overseas property comes with currency risk, unfamiliar tax rules and harder exits. For many families, a well-chosen Bengaluru asset plus a liquid global portfolio does the same job with less friction.

If you are weighing both, that is exactly the conversation the NRI Desk is for.

The golden visa door is narrowing

Property-linked residency is getting harder to buy. Spain ended its programme in April 2025. Portugal removed real estate as a route. Greece now asks €800,000 in Athens and the popular islands, up from €250,000 a few years ago.

What remains: the UAE (AED 2 million, 10-year residence), Türkiye (US$400,000, citizenship), Cyprus (€300,000), Malta (residence only) and Mauritius (US$375,000). Each has trade-offs on taxes, holding periods and what "residence" actually lets you do.
