What can I buy in India?
Choose who you are and what you want to buy.
What NRIs should know
The basics in plain words. Rules change, so confirm specifics with a chartered accountant or lawyer before you act.
- What you can buy: NRIs and OCI cardholders can generally buy residential and commercial property in India. Agricultural land, plantation property and farmhouses are generally not open to NRI purchase.
- How you pay: through normal banking channels, typically from NRE, NRO or FCNR accounts or fresh remittances from abroad, not foreign cash.
- Home loans: Indian banks lend to NRIs for property, usually with documents from your country of residence.
- When you sell: the buyer must deduct tax at source, and rates for NRI sellers are higher. A lower-deduction certificate can help. Sending sale proceeds abroad has limits and paperwork.
- Power of attorney: many NRIs appoint someone in India to handle registration; it must be executed and attested correctly.
Who this is for
- Families planning a return to Bengaluru
- Professionals abroad buying a rental investment
- Parents buying near family or for retirement
- NRIs who already own property and need someone to manage or sell it
